If we decide to work together, sign Buyer Representation Agreement.
Get preapproved for a loan.
Next, your lender will issue a pre-approval letter and also the price range and type of loan that fits
you. They will provide information on the out-of-pocket expenses and monthly payments.
Now, discuss with your agent the exact particulars of a home you want to purchase.
We will complete a search of the MLS for all listings that meet your criteria and provide you with a list and
set you up on automatic notifications of new listings.
We will be in contact with you to set appointments on the homes you want to view the interior of
that meet your criteria. After viewing the homes, we will provide the necessary information to
help you make the right decision.
After reviewing all the information and making a decision on the home you want to buy, we will
complete all contract forms needed to make a purchase offer to the seller.
We will present the offer to the Seller’s Agent along with the Pre-Qualification / Approval letter.
If the seller rejects or counters your offer we will promptly contact you and go over the options
available.
Once we have an accepted contract (both parties have signed)
You will deliver the earnest money and/or option fee, to the title company within 3 business days.
We will distribute the contract to title and your lender (everyone who needs a copy).
You will contact an insurance agent for a quote.
If you desire to inspect the property, you will contact a home inspector, then we discuss the reports.
If needed, we will complete an amendment to the contract listing any repairs we require of the seller. The seller will review the amendment, then they will accept, reject, or counter. We will then all be in agreement or continue negotiating, or we can void the contract as per the option period.
Your loan officer has been working on your file and communicating with us and title.
Once the loan application is complete we will confirm the lender has ordered the appraisal.
The title company is working on the file and will order a survey, if applicable.
Your survey and appraisal are reviewed by your loan officer and submitted for approval.
Your final loan package is submitted for final approval.
After final approval, your Loan Officer will notify us both that the loan is approved and the
closing documents will be ordered and sent to the title company. This can take 48 to 72 hours.
The title company will be working with the lender on the final numbers and documents, then we will coordinate the time and date for closing with you and the title company.
We will send you an email with instructions for the closing appointment and information for you
to initiate the transfer of your utilities.
We will do a final walk-through of the home with you, usually on the day of closing.
We will meet you at the title company. Once documents are signed they will provide them to your lender for review and funding. After receiving funds from the lender, the title company disburses the funds and pays the Seller.
At this point your home purchase is complete and you will receive keys and take
possession of your new home per contract.
